What to Do If Your Home Has High Radon Levels

The Environmental Protection Agency (EPA) recommends radon reduction services if levels exceed 4 pCi/L (picocuries per liter). If there are high concentrations of radon gas in your home, we will develop a radon mitigation system tailored to your unique situation:

  1. We address the stack effect or natural movement of air/radon in your home by depressurizing the soil beneath the structure to prevent radon gas from moving through the house.
  2. We drill into the concrete foundation slab, basement floor, or surrounding earth to create a suction point(s) and connect a PVC pipe.
  3. We vent gas through a pipe that runs through a fan in the attic or along the top of the home. Then, radon is expelled outside.
  4. We seal all radon entry points with a urethane caulking compound, including cracks, gaps, and openings.
  5. We perform a final system analysis to inspect the fan and other key system details to ensure it performs correctly.
  6. We perform a radon test within 30 days of the system installation to ensure the system is working.

Basement Radon Mitigation in Fruitland, Idaho

A Fruitland homeowner contacted Idaho Radon after their radon detector showed a long-term basement average of 6.4 pCi/L, while levels above the crawlspace were closer to 2.0 pCi/L. The homeowner received four proposals for the project and ultimately selected Idaho Radon because of our straightforward, easy-to-understand approach to solving the problem.

 

Our evaluation found that the basement had limited ventilation and that the pressure inside the basement was significantly lower than the pressure beneath the concrete slab—conditions that can contribute to radon being drawn into the living space. The home's age also created an important challenge: there was no road mix or aggregate beneath the basement slab. Instead, the basement had originally been excavated, leveled, and the concrete poured directly over the underlying material.

 

To compensate for those sub-slab conditions and improve airflow and pressure field extension, Idaho Radon installed an active sub-slab depressurization system using a RadonAway RP145 fan and 4-inch Schedule 40 PVC, rather than our more typical 3-inch piping. The suction point was strategically located near the middle of the east side of the basement. The piping then exited the home in an area where other exterior mechanical components, including the AC unit and vent cover, were already located, helping keep the installation consolidated and less visually intrusive.

 

Projects like this are a good example of why radon mitigation isn't necessarily a one-size-fits-all installation. The age of a home, materials beneath the slab, building pressure, ventilation, and foundation design all influence how a mitigation system should be designed. Taking the time to understand those conditions allow us to develop a system specifically for the home rather than simply applying the same approach to every project.
