During the home inspection phase of a real estate transaction in Ketchum, Idaho, the prospective buyer’s home inspector performed a radon test. The results showed elevated radon levels above 4.0 pCi/L, creating an issue that needed to be addressed so the homeowners could continue moving forward with the sale of the property.
Finding an experienced radon mitigation contractor in the area presented another challenge. At the time, there were no local radon mitigation providers serving Blaine County. Because Idaho Radon provides radon mitigation services throughout the area, we were able to evaluate the home and develop a solution appropriate for its construction.
The home had an unvented crawlspace, which required an active crawlspace depressurization system. Idaho Radon installed a crawlspace membrane to create a sealed barrier and added an exterior radon mitigation fan to establish negative pressure beneath the membrane. This allows radon gas beneath the home to be collected and exhausted outside rather than entering the living space.
The lack of existing crawlspace vents created a unique installation challenge. To properly route the system, our team drilled an additional opening through the concrete foundation wall just above the foundation footer. This allowed the system to be installed despite the home's existing crawlspace configuration.
Most importantly, the mitigation work addressed the radon issue that arose during the home inspection process. The homeowners were thankful that Idaho Radon was able to provide a solution and help them continue moving forward with the sale of their home.
