What to Do If Your Home Has High Radon Levels

The Environmental Protection Agency (EPA) recommends radon reduction services if levels exceed 4 pCi/L (picocuries per liter). If there are high concentrations of radon gas in your home, we will develop a radon mitigation system tailored to your unique situation:

  1. We address the stack effect or natural movement of air/radon in your home by depressurizing the soil beneath the structure to prevent radon gas from moving through the house.
  2. We drill into the concrete foundation slab, basement floor, or surrounding earth to create a suction point(s) and connect a PVC pipe.
  3. We vent gas through a pipe that runs through a fan in the attic or along the top of the home. Then, radon is expelled outside.
  4. We seal all radon entry points with a urethane caulking compound, including cracks, gaps, and openings.
  5. We perform a final system analysis to inspect the fan and other key system details to ensure it performs correctly.
  6. We perform a radon test within 30 days of the system installation to ensure the system is working.

Active Sub Slab Depressurization for Slab on Grade Home

The clients had recently relocated to Idaho and purchased their first home. During the inspection process, elevated radon levels were identified as a concern. Both homeowners work remotely and are in the process of expanding their family, which heightened their commitment to creating a healthier indoor environment. This led them to contact Idaho Radon.

 

Idaho Radon provided a mitigation estimate within three days of the initial inquiry. The installation was completed in approximately four hours by a two-person crew. To minimize visual impact, we strategically located the suction point and mitigation fan along the side of the home, behind the garage. The discharge piping was routed up the exterior wall and around the eave to vent above the roofline, maintaining proper clearance from nearby windows to prevent re-entrainment of soil gases.

 

 

Upon completion, post-mitigation testing confirmed that the average radon level was reduced to 0.7 pCi/L. We take great pride in helping our clients create safer, healthier homes.

Crawlspace Encapsulation System

The client contacted Idaho Radon to improve the indoor air quality of their single-story, 3,000-square-foot residence. The home’s crawlspace was originally constructed with vents; however, these vents had effectively been sealed off by the builder.

 

Although radon levels tested below the EPA action level of 4.0 pCi/L, with an average of 3.8 pCi/L, the client wished to further reduce the levels. Given their professional background in the healthcare field, they were particularly motivated to proactively address indoor air quality concerns.

 

Idaho Radon installed a crawlspace encapsulation system featuring a 6-mil vapor barrier sealed to all foundation walls and footings, creating a fully enclosed environment. A radon mitigation fan was installed in the mechanical closet within the garage to establish negative pressure beneath the barrier and safely vent soil gases to the exterior of the home.

 

 

Post-mitigation testing confirmed that radon levels were reduced to well below 1.0 pCi/L.
